Master Plan Delhi - 2021 (MPD-2021)

With the vision, the Land Pooling Policy (LPP) was published by DDA vide Public Notice dated 18-04-2013 and has been notified by the Ministry of Urban Development, Govt of India vide gazette notification no-  2076 dated 06-09-2013 modified and re-notified gazette notification No- 4030 dated 11-10-2018. As per LPP vide which a land owner or a group of landowners or a developer called ‘Developer Entity’ (DE) shall be permitted to pool land.

Each landowner will get an equitable return of 60% land irrespective of land uses assigned to their land in in the ZDR with minimum displacement in a particular sector. Minimum 70% of contiguous land will be required for making a consortium to develop land as per Land Pooling rules notified vide gazette notification No- 4179 dated 24-11-2018.

As per the details given, DEs will get 53% land as gross residential of which 55% will be net residential on which 200% will be FAR for housing.
